Per the City of Thousand Oaks Municipal Code, it is required for the seller (or authorized representative) of any improved real residential property, upon entering into an agreement of sale or exchange of said property with another party(ies) or entity, that, at the sellers expense, the seller provide the buyer with a report of residential building records for said property. Said report shall provide the buyer with the regular authorized use, occupancy and zoning classification of the property along with all building permits filed with the City.
In addition to the report of residential building records, the seller or buyer shall have the option of obtaining a City Inspection Report. Request of this report will cause an inspector to come to said property to perform an inspection of construction on the property, to determine any hazards to health and safety, any potential violation to City codes, and accuracy of City records.

Costs for the above mentioned reports are as follows:
- MANDATORY Report of Residential Building Records Search Report: $82.00
- VOLUNTARY Report of Residential Building Records Search Report and City Inspection: $308.00
Processing time for all requests can take up to 10 days from the date the request is received. The report is issued via email to all email addresses listed on the application, and is valid for six months from the date it is issued unless there is a change in ownership.
Applications can be submitted via email at firstname.lastname@example.org, or in person at the Building and Planning Department lobby. Payment must accompany all applications.
Payments can be submitted via cash, check (made out to the City of Thousand Oaks), or Credit Card (Visa/MC). When emailing application, upon receipt of application, payment can be made over the phone by calling the Community Development Department at 805-449-2500 and pushing 0.
