The Planning Division is offering an expedited process for single-family home fire re-builds. Unless the re-build plans include substantial changes to the previous residence, the Planning Division process will simply consist of a quick review of plans to ensure the proposed residence meets City zoning standards and will then enter the Building Division plan check process.
Substantial changes generally include, but are not limited to, the following criteria:
- Increase in building footprint by more than1,000 square feet;
- Changing the structure from one-story to two-story; or
- Any second-story addition including a room, balcony, second-story deck, or exterior stairway to the second story. This does not apply if the addition is confined within the volume of the existing structure, and the addition does not add windows on the second story that could affect privacy of the adjacent residential property.
If the new plans meet any of these criteria, they are subject to a Fire Rebuild Design Review which could potentially increase the review time by 4-6 weeks.
