This past January, a new State law was enacted that softened restrictions on accessory dwelling units (ADU's) throughout California. The City is currently working to address new State requirements with a local policy that balances growth with a respect for our community's unique character. We've highlighted some key elements of the City's proposed ADU guidelines below.

Proposed ADU Classifications and Standards

  JUNIOR ADU: 220-500 SF

  • Contained within an existing single-family structure
  • No parking requirements
  • New or separate utility connections not required
  • Water, sewer and power connection fees not required 

attached_adu

 

 ATTACHED ADU: 220-500 SF

  • Addition, new unit over garage, or garage conversion
  • One parking space required, per bedroom, unless exempt
  • Design must be compatible with existing residence
  • New utility connections may be required

detached_adu

 

DETACHED ADU: 220-600 SF

  • New structure or conversion of existing detached structure
  • One parking space per bedroom, unless exempt
  • Design must be compatible with existing residence
  • Limited to one story 
  • New utility connections may be required


STANDARDS APPLYING TO ALL ADU CATEGORIES
  • Must contain a bathroom, kitchen and sleeping quarters
  • No more than two bedrooms allowed
  • Minimum rental: 30 consecutive days
  • May not be sold separately
  • Owner must live in one of the units 
  • Parking requirement waived if within half a mile of public transit, or if the unit is part of an existing accessory structure
  • Ministerial review process: public notice is not required
  • Zone clearance and building permits are required
